Is a separate garden area necessary to your lifestyle? • Do you want property only in particular neighborhoods? • How much are you willing or able to spend? • What do you actually qualify for? Answering these questions will save you significant time and effort in running around to view homes that don’t suit you. Once you’ve decided upon your criteria, call your real estate agent. Let them know what you’re looking for and what your price range is. They will get to work on your behalf, shortlisting the properties that meet your criteria as described above so you can start your viewing from there. Then comes the fun part: Finding that perfect home you’ve been dreaming of!

SCHEDULE ADEQUATE TIME

When going to view homes, make sure you’ve got plenty of time to view the home from a critical perspective. Schedule enough time to do a proper walk-thru. Look into all closets and crawl spaces (if easily accessible). A good realtor will bring a flashlight to look into any areas that are dark and not well lit. You may be living there for years to come, so allow 15-30 minutes to form an opinion. Five minutes won't cut it unless you know from the minute you walk in the door that the house is definitely not for you. With that said, don't try to be a home inspector. If your walk-thru produces enough good vibes to get you to the point where you want to make an offer, should your offer be accepted, you will be hiring a home inspection company who will spend about 1.5 to 2 hours going through the home with a fine-tooth comb.
