In any market it is important to understand where prices are at "generally speaking" for similar homes that have sold during the last six months and what prices are for homes currently for sale as well as those currently under contract. It may also be part of the research to see if any homes "expired" which means they were listed for sale and did not sell. This could be a sign that they were asking too much for the home. Again, all this data can help formulate where prices are at for a home you may be interested in. An important component to determining that is the Comparative Market Analysis (CMA), which your real estate agent can and should provide. This is another benefit of working with a buyer’s agent.
