you may be dealing with a difficult seller. Many times they want to push their weight around especially if they feel you are inexperienced. They may huff and puff and try to intimidate you. Do not let them. There is the old saying... "kill the with kindness" - nothing will give you more of an edge when dealing with these types of sellers than not letting them get the best of you and you may even calm them down and make them more in line to negotiate properly. You may even get more concessions from them. There is another saying... you catch more bees with honey than with vinegar. • Price cannot be lowered after contract acceptance but you might be able to get some credits for repairs from the sellers. Bid the most comfortable price you can afford. Repairs after the inspections will not, most likely, cost the seller millions and you can usually negotiate repair items after the inspection is done. • Sign cautiously. Don't worry about making a mistake when submitting an offer. Remember, here in Illinois you can back out at any time during the attorney approval period and amendments (other than price) and some additional negotiations can be made during that time. TRY NOT TO USE THE OLD "MEET IN THE MID T IN THE MIDDLE" NEGOTATION TACTIC We have all been conditioned to negotiate from a perspective of what is "fair". The problem is that what is fair for one person may not be fair for the other side. Sometimes after going back and forth the tendency is to say "why don't we just split the difference and meet in the middle"?
