Heidrun Gross - HOW TO SELL HOMES FAST FOR TOP DOLLAR

Video tours are designed to help buyers, not sellers. Unless your targeted buyer lives outside the country and plans to buy a house sight unseen, a video walkthrough tour is a very bad idea. Because a video tour shows almost everything in a house, a video makes it much more likely that a buyer will see some eliminating aspect of the home, and that is exactly what you are trying to avoid. Although they are becoming very popular, drone photos can easily backfire. Like a video tour, they usually defeat the purpose. Drone pictures can be a good idea if you are selling a property with a large lot or with acreage. However, most subdivision homes today are built on postage stamp size lots, and all a drone photo does is highlight how crammed together they are. Again, only use photos that accentuate the positive aspects of your home.

WORDS MAKE A DIFFERENCE

Smart wordsmithing can attract a better quality of buyer; one who is more interested and ready to buy. The right words draw the right buyers in and get them excited about your home. The secret to successful marketing is to “Sell the sizzle not the steak”. In real estate, this means that instead of just listing your home’s features, words and phrases should be chosen that will elicit an emotional response in a buyer. For example, the phrase “spacious entertainment friendly floor plan” can evoke happy memories of family gatherings, and the phrase “located on a quiet cul-de-sac in a private gated community” will appeal to a buyer who is looking for privacy and security.
