This includes the usable square footage, but it also includes the square footage that will be shared among the tenants or the common areas. That includes bathrooms in the lobby or hallways, elevators, cafeterias, eating areas, and maybe even maintenance areas. This metric is used to calculate the rent. You will see these two terms on ads and signs.
LOAD FACTOR
The load factor is also known as the core factor. It is the number that the landlord will use to determine how much common area square footage to charge each tenant for. The landlord will be able to fully explain how they calculate the number and it is up to you to determine if it is a fair charge. Having a broker here will make sure you get a fair deal.
COMMON AREA MAINTENANCE (CAM) CE (CAM)
These fees are all the costs that go into operating a commercial property. They are spent on maintaining shared areas like elevators, stairways, lobbies, restrooms, sidewalks, and anything else. Different tenants may have their leases set up differently. Some are flat fees and some vary with the price of the maintenance per month. How it is broken down will be explained when a landlord responds to a request for proposal document. Different factors will affect how these fees are sorted out but for the most part, it is pretty standard stuff.
