Even if your office space is in great shape, the full area and lobby might not be. This is important in attracting talent and clients. First impressions are huge. Your space exists to show off your staff and culture and potential clients might already have a feel for that. Your common area and lobby are factors that they haven’t seen yet, however. Check the upkeep of the surrounding elevators, bathrooms, and lobbies. Those areas can have subconscious effects on your visitors. Cleanliness can be overlooked by the building staff or janitorial crew in these areas, a sign of a lazy owner. Restrooms are also an overlooked part. Be sure to check the men’s and the women’s. A dirty bathroom is a telling condition of the entire building and its amenities.
CHECK FOR PARKING FOR YOUR GUES UR GUESTS, NOT JUST STAFF
Most leases in commercial spaces will give you visitor parking that includes prospective or current clients. When you go on a tour, find out how many spaces you get and where they are. Even walk to the parking lot and take a look at the visitors’ parking. Make sure it positively reflects your company. Also, make sure it’s not a hassle to get to in any way for visitors who don’t know the area very well. Also, if it’s free it shouldn’t be left out of the lease. There have been stories of people being charged later on down the line per guest spot. If you do have to pay those additional fees, be sure to weigh that against other properties you are looking at.
