CHAPTER 8 This Little FSBO Went to Market Now that your home is in white-glove shape, and staged so that any buyer can visualize his and her family living there, it’s time to hoist this baby onto the market. 1. Find the title insurance policy

With any luck, you stored this important document in an easy- to-access file containing the documents of your last sale. This policy insures that you actually own the property and have the right to sell it. Most lenders require this before they’ll approve a loan. At closing, the buyer will have ordered a new, up-to-date title search, but it’s good to have the previous one handy.

2. Grab the survey

Many lenders require a property survey to be conducted that details the location of the land and every structure that sits upon it. Have your previous survey handy in case questions arise.
