Walk-through problems: Your buyer goes through the house one last time before closing and notices you’ve pulled grandmother’s antique sconces off the wall. They think the sconces are conveyed and are mad. Solution: This is why I told you to draw up a complete list of which items convey with the house and which don’t. Those sconces should be on your list, which you can point to at closing. If they’re not, you may have to escrow money until you replace the sconces or patch the wall.
