MISTAKE #2. HIRING THE "FL G THE "FLASHIEST" AGENT
By “flashiest,” I mean the real estate agent who has suggested the highest listing price for your home. But just because an agent has promised you the moon doesn’t mean you should hire him or her. There are many reasons to hire (or not hire) a particular agent, but highest listing price—as tempting as that is—is not necessarily in your best interest. The agent you decide to hire to sell your home should be knowledgeable, trustworthy, and quick to answer any questions or concerns regarding the home-selling process. They should know more about the market for selling your home than you do, and should be able to provide real, honest data, as well as a solid marketing plan. Take your time to do your research so you can thoroughly vet each potential real estate agent through an interview before you hire one.
MISTAKE #3. PRICING TOO HIGH
As we talked about in the previous chapter, pricing your home correctly is key to selling your home for the best price in the shortest amount of time. However, too often, sellers make the mistake of pricing their homes too high, which can derail their efforts and result in homes languishing on the market, halting the selling process. Once your home is priced and officially on the market, the most critical time is the first 10 days. But if you start off with too high a price, potential buyers could bypass your listing because it’s out of their price range. And by the time you’ve lowered your price to garner some interest, they’ll have moved on to consider other properties, which can leave your home just sitting on the market, giving the impression that something is wrong with it because
