If your budget is limited and you have some good do-it-yourself (DIY) skills, or you know someone who does, you can do these improvements for minimal cost.
LIGHTING
I’ve talked a bit about lighting when it comes to staging your home, but it applies here, too. Updating the lighting in your home is a cost-effective way to improve your home, increase its value, and bring you a great ROI. Assessing the lighting in each area of your home will give you a quick idea where to bring in more light. Rooms with abundant windows greatly benefit from natural light, as your home will be seen during the day. Supplemental light is necessary for rooms with smaller windows or little natural light.
For artificial lighting, you can use:
• Overhead lighting (general lighting and ambience) • Pendant lighting (for specific tasks, such as food preparation in the kitchen, or reading in a living room) • Accent lighting (usually placed strategically on tables or mounted on walls) The combination of ambient, natural, and pendant light can bring out the best in your kitchen and bathroom spaces.
