As you can tell, most of these issues won’t be able to be fixed by someone who isn’t a contractor or a handyman. It is very important to have someone that you work with routinely. The medium-urgency group can be done in a somewhat timely manner but isn’t a dire rush. The next day or even two days are okay. These issues should be something like clogged drains or sinks, sink temperature not working right, a hole in the wall or similar structural damage, and other somewhat minor options. Once again, most of these need a repairman or a handyman. It’s important to have one on call and one that you are working with constantly. The low-urgency group doesn’t need to be rushed. Time is not that important, but getting them fixed eventually is. These can be things like cracked tiles, grout problems, cabinet doors needing fixing, a very tiny leak or drip in a faucet, damaged floors or carpets, a tiny hole, and a draft from a closed window.

You can take a week or so get these fixed.

There are a couple of things you don’t have to do. These include replacing batteries in smoke detectors, replacing light bulbs, taking out a tenant’s trash, damage caused by the tenant or a guest of the tenant, and other things along these lines.
