START THE PROCESS EARL CESS EARLY
The best deals are made because the purchaser started the entire process way ahead of schedule. When you start planning, go into it with more time left than you think you need. You want to get your deal finished anywhere from three to six months before you move into the office. If you are working with an owner who has a bunch of buildings, or an investor, you may want to go sooner than that because their attention could be elsewhere at times. The best investors start early enough to gain leverage by comparing the property to recent sales or other candidates. If you, as a business owner or decision-maker, start too late, you’ll lose even more leverage for negotiations. The fewer properties you have time to analyze or negotiate with, the worse deal you’ll have to end up taking.
