Drone/Hot Track Video: I was probably one of the first to use drone video in Miami. Now many mid to higher priced listings get a drone video (it is easy to use a drone). But to create a standout, OMG!, all over Instagram/TikTok (drone) video is a whole different story. My drone guru takes stunning assets, fuses them music tracks we pay for (not stock) and uses dynamic editing to the beat of the music. Then if it can soar on Instagram it will also break thru on the MLS. in digital/social, and will be shared by everyone. 4. Coming Soon Teaser Period: Here is a signature approach I use on every listing. Tell the world your listing is Coming Soon. Serve it up with everything ready to go: hot track drone video, interactive storybook, all photography, marketing station sign out front, local digital/social media, etc. NOW TEASE everyone for 5 days! No showings yet. And point to your launch date to create pent up buyer and realtor demand. 5. Launch Day & Broker Open: Then Bam! Its launch day and it starts with a well done broker open. Make it an Open House too for buyers so realtors can bring clients. Let everyone know you are accepting offers at the event. And that day is when full media and marketing plan kicks in. 6. Digital & Social Media Break: our dazzling and highly interactive assets now go to work to generate inquiries, FaceTime and showing requests, and multiple offers. a) Digital: this is where realtors feel out of their element.
