When you look at your home, who would be the best candidate or "buyer profile" of who would most likely be the actual buyer who will offer the most amount of money for your home? For instance, lets say your home is a 4 bedroom home with a 1st floor master bedroom, a full finished basement and a fenced yard in a good school district, is near a golf course and the similar homes in the area are priced and selling at around $500,000. The typical buyer for this home would probably be someone who is 35 - 45 years old, makes somewhere between $150,000 to $250,000, has 3 kids of at least 8 years in age, possibly likes to golf, has a dog and probably already owns a home and has owned it for at least 3 years. They also have a credit score of at least 680 and probably live within 5 - 10 miles of your home as they want to keep their kids in the same school district or move into your school district. As your home is a move up home and not something a first time homebuyer would be looking at, you can easily target the typical buyers who would be interested in looking at and purchasing your home.
