A good agent should offer many digital marketing programs utilizing the latest technology such as text marketing programs, Facebook "chatbots", email flyer campaigns to agents directly, reverse prospecting, and the robust Facebook Marketing Ads Platform (most Realtors don't even know what that is - but I do!) and much more. Also, a top-notch agent would be able to identify the type of buyer that would be interested in buying your home and be able to demonstrate their knowledge on exactly how they would market to that specific segment of the population that would be looking for it. For instance, is your yard fenced? if so, a good agent will be able to find buyers who may have a dog and thus a fenced yard would be of interest. Does your home have a 1st-floor master bedroom with 2 or 3 additional bedrooms upstairs? If so, that particular buyer probably would be in their 30s or older and have teenage kids. A good agent would be able to market to that population and so on. The CMA will help you price your home strategically, and your online marketing presentation and program should bring you the right type of interested buyers. I'd like to refer you back to Chapter 8 where I discuss the importance of Digital Marketing as probably the best way to find buyers for your home.
