Also, consider how often you use movable items and the cost of replacement. Pool tables are so costly to move because of the heavy slate tabletop, that many times sellers will make it seem like they are making a concession to offer the pool table with the deal. But the truth is that many times it will be cheaper to purchase a new one for their next home versus the cost to move the existing one. You can offer many other kinds of incentives. A buyer may also request an incentive in the transaction. It’s all part of the negotiation.

Buyer requests or seller incentives may include:

• Reduction of the asking price • Help with the down payment • Help with closing costs • Offering to close in a short time • Offering or transferring a home warranty • Payment of HOA fees or landscaping and pool maintenance • Offering a mortgage buy-down • Cleaning service fees for a period of times

The list is extensive if you get creative, so discuss each of these with your listing agent before agreeing with a buyer. 134
