• Have they written any authoritative articles or books? • Are they technical and digital marketing experts? • What is their track record for getting homes sold fast and for top dollar? • Do they know all the ins and out of reverse prospecting? • Do they have a complete written step-by-step guide on what you need to do in order to make your home show ready to list and get the highest price? • Do they have excellent customer reviews you can actually verify? (ie: Google) • Do they have any financial / mortgage / appraisal and valuation background? • Do they know how to use the "Facebook Ads platform"? • What is their marketing background and education? • Do they have any professional designations? • Have they been recognized by any industry publications? • Do they believe in continuing education and more importantly do they mentor from agents nationwide in the top 1% of all agents in the country? (Richard does) • What is Your "List Price to Sale Price" Percentage? This last one is VERY important as it will tell you how well a Realtor prepares, prices and markets a home. A Realtor who has a high "list price to sale price" percentage... ie: one where they consistently sell their listings above list price, generally and consistently does a better job at those 3 things. A realtor who consistently sells their listings at less than list price is probably lacking in one or more of those areas. It may be they have not done proper research or they just don't know how to market a home effectively. Unfortunately, most agents think marketing a home is just taking some pictures, putting up a sign and throwing the property in the MLS. There is SO much more to selling a home quickly and for top dollar than that!
