Learn to strike a balance between staging and living in your home. You can seasonally decorate your home without dashing your appeal. The main goal is to keep your home clean and free of the clutter that distracts would-be buyers. Even simple things can make a big impact on the final sale price of a home. Staging done well is one of those things! You have several options for staging a home: do it yourself, hire a professional home stager, or hire a "virtual staging" company to handle it. If you might consider hiring someone to stage your home, I can provide recommendations but be prepared to spend a few thousand dollars for a staging company to stage a couple of rooms with their furniture.

Virtual Staging

As the name implies, virtual staging is digitally altering a view of a room online to present it in a more pleasing manner. It is best used when rooms are vacant to show what a room "can" look like. As Realtors, we have access to several high-end virtual staging companies that can take an empty space and make it look beautiful with modern furniture and other accessories. We can also have them take a room cluttered with outdated furniture and have them erase that furniture digitally and replace it to give the room a more modern and less cluttered look. They can even change the paint color of the room. Of course the more items you want digitally changed, the more expensive the cost. A good Realtor will offer these services as part of their overall marketing plan. However, taking a cluttered room with outdated furniture and replacing it with digitally updated versions can backfire as when the buyers walk into the home and see the old cluttered versions they can get turned off. It is for that reason we usually don't recommend that level of staging.
