Keep your house in top-notch shape so that interested folks can come by anytime without you suffering embarrassment or jeopardizing a sale. If you are welcoming buyers’ agents to show your home, invest in a lockbox. This will allow you to leave the premises while the agents show your home, and will give them a secure way to enter.
STEP 4: HOSTING AN OPEN HOUSE (OR NOT!)
I Must Tell You Up Front, I Am Not A Big Fan Of Open Houses! Here's Why: Many "For Sale By Owners" feel that they should do what Realtors do, have Open Houses. Well, I know many Realtors who feel like I do, and find little advantage in marketing, their listings, with open houses. Many Realtors feel the need to do it only because traditionally, home sellers feel that's the way homes are sold! They also feel, it may be a way to find more buyers, that they can help buy other homes!
I personally prefer to schedule appointments to show homes!
I strongly suggest that you always have at least 1 other person, that you trust, to welcome people you really do not know! to your open house! Remember, that your personal security is FOREMOST! By now, I am probably creating a scary feeling with you about open houses! Unfortunately, some people are "downright scary" and may have unsavory plans to case your home, or even worse!
Always have a way to call someone in case of emergency!
