If the market is hot or your property is garnering a lot of interest, consider asking all interested candidates to drive by your property first (to make sure they’re still interested), and then go from there. If the market is slow, or your property isn’t attracting enough potential tenants, you’ll have to be less selective, and consider setting up appointments with every single person who shows interest in order to get your property rented. Don’t forget to confirm each and every appointment for showing your home; otherwise, you’ll be wasting your time. Confirm the details, such as day, exact time, and property address. You don’t want tenants waiting for you at the wrong place, and you don’t want to waste your time driving to and from your property for nothing because the tenant isn’t on time, or didn’t have the right details.

Keeping yourself safe is paramount when it comes to showing your home and appointments you have with interested renters and potential tenants. Like I’ve said before, you never really know who’s going to be living in your home, and you know even less about interested parties—people whom you’ve likely never met, until now. There’s no need to be overly paranoid, but it’s necessary to be safe and cautious. There are dangerous people out there, people who pretend to want to rent your home, but really just want to scam you, to rob you, to damage your home, and even to harm you. Realtors® have been robbed, assaulted, or even killed partly because they didn’t exercise safety precautions.
