Go through the house carefully. Document any current issues. Take pictures and do a video walkthrough, if you can. This provides evidence of the “before” condition of your home, in case you need it down the road. • Transfer the utilities. Be sure to notify the tenant to transfer the utilities before you have the utilities that you’re paying for turned off. You want the utilities under their name. This way, you don’t have to pay for the tenant’s utilities once they move in, and the tenant doesn’t need to worry about the utilities being turned off before they move in. Together, agree on a date on when you’re going to turn off the utilities so they can transfer before that date, and have working electricity, heat, water, etc. when they move in. Congratulations! You have successfully rented out your property to your approved tenant. Now, it’s time to get into ongoing property management.
