Take it off their security deposit. Yet another reason you need to hang on to that, until your inspection is complete. Remember, don’t ever feel pressured or rushed to release a security deposit, as long as you are within a legally acceptable timeframe. Even if your tenant is pressuring you for their refund, remind them that it takes time for you to do your inspection. Some damage is “hidden” and won’t be apparent until a few days or a week after the tenant has moved out. Hold on to that deposit for your own protection! Don’t make an expensive mistake.
