CHAPTER 12 How to Get Your Property Rented So now that we’ve looked at “renting 101,” let’s move on to actually getting your property rented. So, how do you rent out your property? There are plenty of areas to consider and tasks to get in order to successfully rent out your property. Here are seven steps you should take. (1) First, you need to prepare your home and property to be marketed. (2) Second, once your home is prepared, you need to put it on the market as an available rental property. (3) Third, you’ll need to hold showings, in which you show your home to interested and potential tenants. (4) Next, you’ll take and process applications, followed by (5) either approving or denying tenants. Finally, once you’ve approved a tenant, you’ll need to (6) prepare and have both parties sign the lease, and then (7) handle the process of moving the tenant into your home.

Let’s delve into each of these seven steps in a little more detail.

STEP 1: PREPARE YOUR PROPERTY TO BE MARKETED

If your home is dirty, untidy, cluttered, or in need of some repair or touch-ups, then you won’t have much luck finding interested tenants, and your reputation will be negatively affected, too. Before you put your property on the market and go hunting for rental applicants, prepare your property to be marketed. This includes cleaning your home, decluttering, repairing anything that needs to be fixed, finishing any upgrades you’d like done, and staging it appropriately.
