Loni Lueke REALTOR® - Smart Selling: Boost Your Home’s Value

CHAPTER 11 Finding the Right Buyer:

Connecting with Your Ideal Market At this point you have most likely a good understanding of the importance of pricing, and how real estate today is largely driven by technology. The most important question now is:

How Do You Find Your Buyer?

The two most valuable tools for attracting ready buyers are strategic pricing, as previously mentioned, and a successful marketing plan. According to recent surveys by the National Association of Realtors®, 95% of buyers used online tools in their home search, and 87% recently bought their home through a real estate agent or broker. With online tools, your home can be seen from anywhere. Smart agents will feature your home on websites aimed at attracting potential buyers. These websites should have search functions that allow filtering by key criteria such as schools, neighborhoods, and subdivisions, as buyers are often looking for a community that fits their lifestyle. A dedicated website should also provide a wealth of information about your home’s proximity to schools, shopping centers, restaurants, and entertainment options. This approach helps to connect your home with the right buyers. When a buyer is deciding where to live, you want your home to be included in their search results. Highlighting your neighborhood and its unique features can be a key factor in helping buyers decide if your home is "the one."
