CHAPTER 14 The Art of Bargaining:
Getting the Best Deal for Your Home In earlier negotiation chapters, we discussed how buyers may request certain personal property, like appliances or window treatments, to be included in the deal. While these items are often standard in home sales, they can still be valuable bargaining tools for both parties. As a seller, you can use extras like high-end appliances, furniture, or other incentives to encourage the buyer to agree to a higher price. This strategy can be especially useful in a slow market where demand is low and you need to stand out. When selling your home, think about what extras you're willing to offer to sweeten the deal and what items are "off-limits" for negotiation. Here are some items you may want to consider using as leverage: • Winecooler, Icemaker, fridge in the garage... • Draperies, curtains, blinds, and shutters • Custom-built furniture: bookcases or shelves that fit a particular spot in the house • Barbeque or fire pit • Patio furniture: planters, garden benches, and ornaments • Garden shed • Lawnmower, power washer, leaf vacuum, or other maintenance equipment • Recreational equipment, such as ping-pong and pool tables, above-ground pools, trampolines, climbers, swing sets, and hot tubs • Prepaid taxes or closing costs
