environmental hazard. • Environmental Due Diligence — This endorsement means you had a test performed on your future property to rule out any contamination. • Special Surveys — These are conducted for floor, weather or roofing issues and are needed for the lender to approve you. • Inspections — The final inspection needs to take place from someone who is certified. It is very important and can point out issues the seller must solve before the deal is sealed. • Financing Fees — These are charged from the lender. Other costs could involve attorney fees (after reviewing the contract) and any other expert that was brought in. Be sure to include these in your final budget.
INSURANCE NEEDS CE NEEDS
You are going to have to get different insurance now that you assume responsibility for the entire property. If you have any tenants, you will have to get insurance for them as well. A later chapter is dedicated to this, but you should get a policy that is much more than the minimum. Weather, flood, theft, and any natural damage done by an employee can and should be covered. It will be more than worth it. Your broker will know what type of coverage is needed and when you should get it before your move.
