CHAPTER 20 Surprising Questions to Consider o Consider There are so many details to take care of and check, it can seem overwhelming when you go into negotiations to make sure the property is right for you, with no hidden flaws. Taking multiple tours and performing due diligence on the property’s history is mandatory, but some extra parts of the space may still need to be addressed. Some of these questions are just going back and double-checking your deal, the documents, and any records of the property. Others are about looking at your space from other people’s point of view. Regardless, take some time and make sure you like the answer to each of these questions before you make a final decision.
IS THE TITLE CLEAR?
You need to have a clear title and be granted a “General Warranty Deed” for the best protection. This can be obtained pretty easily. Just make sure the title is free of encumbrances.
DOES THE SURVEY MATCH THE P CH THE PROPERTY LINES? Y LINES?
I see this a lot. The owner isn’t 100% familiar with his property lines. The survey will show if either the seller or neighbor built over any property lines. If the survey doesn’t match the lines, it can cause problems later. Have the owner address and resolve this before the purchase is made.
