WHAT ARE THE RISKS?
There are risks in every situation. Knowing what they are and how to mitigate them allows you to deal with them the best way. The best investors know how to mitigate these. It is always a good idea to consider the worst possible scenario. What impact will it have and what security is in place to protect you against it? What if the area is not the best? If so, use that to get a better deal. Are parts of the building old and outdated? When you identify these, you can take steps to resolve them.
DO YOU WANT THE RES ANT THE RESPONSIBILITY OF HAVING TENANTS?
It makes sense financially to rent out any open space, but you need to ask if you are ready to deal with them and be responsible for them. This is a question I’ve mentioned before and will talk about near the end of the book. It’s worth considering if your staff doesn’t fit your space for the short term.
