Once your deal is done or almost done, you can start moving toward finalizing your design for the space. You should have had bids made and early estimates finished, so you know what property needs the most work. Your broker can help with this step, usually breaking it down into three phases. Each phase will finalize your plans with more detail and require you to work with the design team and construction company to move on to the next step. This is usually the most costly part of the deal, depending on how much down money you had to pay. Make sure your space is being planned to get the most out of your employees. Before this, ask them what type of design they prefer and if they would rather work in an open or closed space. A good commercial agent will have companies to make bids and construction you can trust. You may need to get multiple bids to compare companies, and get a better idea of the state of each property you are considering. Use your broker’s programs and resources to find a layout that matches the culture of your company. This should be done before negotiations when you are early in the property search.

SCHEME DESIGN

This is usually the first phase of starting your buildout. Here you take your test fits, estimates, and pricing quotes and put them together with your designer. This is the first time you’ll start to get a real look and feel for the design. 149
