Selling or buying a home can be a very emotional and intensely stressful decision based upon needs, wants, and your current living situation. Many sellers think, " Surely, the color of my home that we selected, the home where I raised my children for 20 years is worth millions of dollars to me. My family has made so many memories that decorate the walls and we landscaped the yard so that it is perfect for us. It MUST be worth more than just the appliances, number of bedrooms, bathrooms, and storage amenities, bricks and mortar it contains." Real estate transactions involve dozens of decisions: location, reputation and location of schools, shopping, traffic patterns, hospitals, densely settled neighborhoods or secluded woods, waterfront or mountain or level land taxes, amenities, ease of maintenance, investment in homeowners’ time, energy, and money, and emotions almost always lead to problems in a sales price negotiation. The home seller’s objective is to find that home shopper who cannot resist buying your house at the highest price just as it is without any major renovations or changes. To do this, you need to offer potential buyers a striking home sales presentation that outshines other homes on the market. It requires making a fantastic first impression, creating for the buyers an instant feeling that they are traveling up the front walkway of their new home for the first time, not visiting someone else’s. It’s about falling in love at first sight, from the curb, in those initial seconds. Most sellers do not venture alone into selling their home. They find out that FSBO, For Sale By Owners, typically sell their home for about 20% less than if marketed by a Realtor, and the FSBO take several months to sell, if sold by them at all, in markets that usually sell homes in a few weeks or so. They find it better to work with an experienced real estate professional that they trust and fit their personality comfortably. This book was written to provide some of that comfort without the direct sales stressors of person- to-person contact.
