R. Flemming Aase - SOLD! HOW TO SELL HOMES OTHERS COULDN'T SELL

Feeling overwhelmed with hiring different individuals for all these inspections? Fortunately, there’s an alternative. Ask your Realtor to recommend a few certified home inspectors to identify possible trouble spots you will need to address. Most buyers will still hire their own inspector; however, offering a pre-inspected home that has resulted in some repairs will give buyers confidence in sellers who have taken the initiative to have an inspection and complete any identified repairs before putting the house on the market. Having antiquated wiring and plumbing replaced is not cheap. If you do have mechanical issues and decide to sell your home "as is", you'll likely need to drop your selling price substantially. Regardless, of whether or not you’re able to update and make repairs, be honest, upfront, and flexible. A truly interested buyer will always work with you. Highlight the small repairs you've made yourself, then note any fixes requiring professional work. Start with the easiest items, and then work down the list. Remember the 80/20 rule, and focus your efforts on the updates and repairs that bring the greatest returns on your investment!

POINTS TO REMEMB O REMEMBER:

• Details can help homes sell faster. • Consider what in your home can be changed, added, improved, or fixed. • Changes don’t have to be time-consuming or expensive to be effective. • Use the 80/20 rule to determine which changes will increase your home’s value the most.
