• Add colorful landscaping. Plant a variety of colorful flowers, and lay some red cedar chips or fresh mulch. If you’d like to provide a night photo for effect, consider adding some LED path lights. • Give it a good scrub. Shine the windows, hose down the house, and clean the gutters. Sweep the pathways and driveway, and if necessary have your siding and driveway power washed. Take strategic photos from angles that show off the exterior of your home once it’s prepped and ready for a photoshoot! Again, if this isn’t something you’re comfortable doing yourself, hire a professional photographer. The cost will be worth it in showcasing your home to more interested buyers who will see the value of your home and offer your asking price or more.
VIDEO WALKTHROUGH
In addition to good-quality photos, consider a quality video! A video walkthrough “tour” of your home will help prospective buyers experience your home virtually as you take them around various rooms and from different entrances and vantage points, including going up and down the stairs, and entering through the back and the front. The more perspectives, the better! Taking potential buyers on a walk through their future home could be just the motivation they need to further explore the purchase and sign the contract. The more you can give, the more value you’ll create, the more offers you’ll receive, and the more quickly you’ll make the sale. To take it up another notch, consider making it a guided tour by either having someone walk in front of the camera while explaining each room, or make it a guided tour with a voiceover (your own, your agent’s, or someone else’s). 67
