inspected, taking care of anything found on the inspection, doing some necessary updates, doing some decluttering and sprucing up the landscaping. So, they decided to take his advise and got the home pre-inspected and then discussed the findings with him. From there, they came to the logical conclusion that they needed to budget for some repairs, repaint inside and out, replace the flooring, replace the HVAC unit, water heater and agreed the yard needed a little pop. Well, several months later, they confidently listed the home for sale with their Realtor, who had had been premarketing the home as a "Coming Soon" listing to create even more anticiaption and excitement to hit the market. It didn't take long to realize that taking the advice of their Realtor had paid off for several reasons, the improvements improved the ability to sell the house for a lot more with the help of an improved housing market due to a lack of inventory, they had a frenzy of activity and quickly had muliple offers eventually accepting an offer that they couldn't have been more happy to accept. They also had peace-of-mind knowing that they had already pre-inspected their home so neither they nor the buyers would have any surprises later resulting in anything killing the deal or having to renegotiate the terms and price. The house ended up selling for $15,000 more than they could have got just 6 months earlier due in large part of taking the advice of their Realor, doing the improvements they made to prepare the home for sale and the marketing efforts of their Realtor. Meanwhile, a comparable home in the same community also with 4 bedrooms, 3 baths around the corner with nearly the same floor plan took twice as long to sell. The sellers already purchased another home in another community and decided to try to take advantage of increased sales prices in the area and listed their home with a discount broker. The home had the original HVAC, needed repainted inside/out, different colors in every room, the outside color was hideous, they left old blinds and curtains still hanging in the windows, didn't do anything to stage it and didn't
