Greg figured out a strategy to sell the property quickly and maximize the proceeds. Greg recommended to market the property as a fixer upper and price the property accordingly. Greg advertised the property and then held an open house the weekend after the listing went live on the MLS. The open house had a constant stream of people looking throughout, some of which were contractors and some of which were end users. In the end, there were 24 offers in writing made, all of which were over $30,000 over asking. Ultimately, the highest and best offer was $100,000 over asking and an all cash deal! I should note that the ultimate purchase price was probably $50,000 greater than where the property would appraise. The contract closed a few days ago. The process was lightning fast, closing approximately 4 weeks after the property went live on the MLS. Greg’s strategy was sound and he went above and beyond in every way. By way of example, Greg met with the executor several times to get documents signed, travelling as much as 50 miles to meet him in person as the executor is not computer savvy. Greg responded to all questions posed to him by the executor and the beneficiaries of the estate timely and fully. Greg even put up smoke detectors and carbon monoxide detectors himself to make the property meet code and helped with the disposal of remaining furniture in the property.
