Part 5: Feedback from Other Smart Agents We surveyed agents from all over the country on the art and science of listing presentations, and we wanted to share some of our favorite answers with you on this guide. Q1: How do you prepare for listing presentations? ● Always do a CMA, practice my listing presentation, print out any information that I can find about the house, community, town. ● Review market. Edit presentation to show market and trends. Update my data and metrics. ● Dress well, show up on time, and carry with me comps, tax records, and my presentation. ● Pull listing in MLS, Run Comps in a 1-1.5 mile radius, preview the property, ask a lot of questions about what the owner needs, gauge the owner's motivation. ● I present it to myself before I have an appointment. ● Research property, compile comps, market data, referrals, etc., then exercise, eat, breathe, and visualize a signed contract. ● CMA of listings and sold in their area. A presentation of who I am, my Company, and what I have done and specialize in. ● Take front picture of the house and create a presentation ● Pull stats related to the subject property. Use stats provided by state for overall sales in various price points. ● Practice, Practice, Practice my scripts and objections handlers! ● Doing all my homework on property that is looking to list with an Agent. Finding similar properties with apples to apples amenities etc...
