Q4: What is the best approach you've found for a successful listing presentation? Focusing on sale price? Offering top-notch marketing? Showing off your past successes? Focusing on the client's needs? ● Client needs is always the best answer. The rest is just regurgitated at them from almost every other agent. I'm not a top producer and have people choosing me over the area big names. ● Client needs and social proof, then emphasizing how I offer more marketing than competitors. ● I try to focus on the client's needs, sharing my knowledge, expertise, and professionalism. I bring information and strategy to let the seller arrive at a price that will encourage offers. ● Listen to the client. Find out their needs. Develop a personal relationship. ● Focusing on clients needs, but also being able to answer their questions. ● Focusing on the client's needs and that points me in the direction of what I need to highlight - marketing, track record, or sale price. ● Client needs #1 with a heavy dose of reality pricing. ● Listening to the sellers. Ask them to describe the best features and then build on that. ● It is a combination of things. First and foremost, making sure that I pre-qualify the sellers and make sure they are truly motivated. Then I center back around to their needs, each time. I remind them of the reason they need to sell in the first pl.ace and how I can help them achieve this goal. ● All of the above. Showing how hiring an Agent warrants more potential purchasers through their door, pricing the house so it gets SOLD, marketing the property through many channels and taking care of the client's needs. Including being hands on about curb appeal, cleaning, and staging. ● Showing them systems my team uses and setting expectations. Focus on the clients needs. ● Focusing on client's needs first and foremost and how they can benefit from my services. It is all about the client when getting the listing from them and earn their trust. ● Building rapport with clients. Nothing else is as useful.
