CHAPTER 15 Finding the Best Property Management and Ownership Groups to Work With THIS IS WHERE AN EXPERIENCED BROKER CAN MAKE A HUGE DIFFERENCE. I’ve seen countless occasions of problems a company has due to poor landlords or ownership groups. It almost always leads to them moving once the lease ends, and in extreme scenarios they are able to break the lease and move out before it ends. You don’t want to be stuck with a horrible owner or firm who is unresponsive. They will hold back your business. Your broker will make sure the lease terms are carried out and enforce them to the best of their ability, but it’s a huge pain dealing with situations like this. An experienced broker will probably already know about any ownership group or property management company you are looking at becoming a tenant with. They’ll also know how to deal with them and their preferred methods of communication. This could look very good and put you over other applicants. If the broker already has a strong relationship with the group or landlord, it will for sure catapult you over other potential tenants. The commercial real estate agent will also steer you away from any landlords that have a negative history of dealing with tenants.
