This is something you can do on your own if you don’t have a commercial agent or just want to find something out before you speak to them. If they are a property management group, chances are there are reviews about them online. Take a few minutes to research them and their relationship with their tenants. See how often people release with them. There is also most likely information online about landlords as well. A Google search will help you learn more about them. The other option is to reach out to tenants who are currently in the property or another building the landlord owns. They will usually give you an honest review of what their time in the building has been like. You don’t want to go into a face-to- face meeting or a property tour blind to who you are trying to rent from. They could win you over with a first impression before you learn about their history as a landlord.

I talked about this in Chapter 11. Ownership groups with a few properties are more open to a flexible lease, especially if any of the flex parts involve upgrading or downgrading to one of their other commercial properties. If you know this information before you go into your first meeting, getting a flexible lease will be much easier since it was mentioned from the start. It will also be easier to get a feel about the style of these landlords by asking current tenants about them.
