Does it go right to your doors or is it still a long walk from it to your office? It seems minor but after a while, it will get annoying. Is there more than one? If there are a lot of tenants but only one or two elevators, you’ll get tired of long waits very quickly.

How friendly is the lobby?

What is the front lobby like? Is it attended? Are there security measures during or after work hours? Is it so big that it slows down foot traffic? These are all questions you should think of when considering the lobby. Does it suit your company’s style? If a client walks in, are they going to be shocked that you house your office there? These are factors that can turn people off. You want a building that positively reflects who your company is.

Are telecommunications installed already?

I’ve talked about the IT side a lot already, but is it already set up? This is a huge plus and makes a giant difference. And if it is already set up, can your providers work with it? If they can, even better. If not, it’s probably best to switch.

Is there on-site maintenance, and if so, how is the service?

Chances are you will already pay a chunk of the building’s maintenance fees, but are the employees there on-site? Are they responsive? A big enough building may have this in place, and it’s extremely convenient. Not waiting a couple of days for a contractor to come in to repair something is great. But do they actually need to work that fast? Ask some tenants in the building if they do.

What are the after-hours policies?
