assessments you’re paying for something that should be completely separate from your lease, and is only your landlord’s responsibility. Also, be sure your lease gives you the benefit of any tax reduction your landlord or tenants around you may receive. If you are paying for a portion of the taxes, and the landlord gets a reduction, you need to get that same percentage reduced that you pay on taxes. Make sure that is in the lease.

MODERN FEATURES AND AMENITIES TURES AND AMENITIES IF YOU WANT A YOUNGER WORKFORCE

If you have a younger workforce or want to attract the top portion of that group, you probably need modern amenities. Here are a few of them to think about adding to your plans, if you have the budget. • Employee Lounge — Younger employees want an area to use while they are on breaks. This lets them leave their workstation for a little to unwind, without having to actually go anywhere. It is usually free and inviting, with comfortable seats. • Car-Charging Ports — Electric cars are growing with this demographic and not having these can cut you off from a good crop of the young talent who drive them. • Fitness Center — This is an extreme amenity to add, but it is popping up more and more. Many of your younger employees probably already have a gym membership but having an opportunity to take short breaks to jog or lift will improve morale and satisfaction by a considerable margin. These can be built out relatively cheaply as well. But they still aren’t usually an option if you have a lower
