The HVAC system should be thoroughly looked at as well. This is one of the most common items that need maintenance. Depending on where the office is or what industry you are in, you may need to do environmental due diligence as well. Industrial land can be contaminated from previous tenants. For these types of properties, a light check can be made and if there are signs of the land being contaminated, further investigation will be needed. You can do some of this with your broker, but a third party is the best option. It will ensure the results will be taken seriously by the landlord, with no room to avoid fixing an issue. Make sure the landlord repairs any damage there is and fixes safety issues. These improvements should be made before you move in. If an issue is big enough, it may trigger a void on your lease (if you already signed). Usually in these situations, a new lease is structured while the problem is fixed. These issues can give you a leg up in negotiations, and if you are delayed a decent amount of time the landlord will usually have to give you concessions to make up for it. If there was a buildout, you and your landlord should inspect its quality, before bringing in the third party inspector. Those inspections should come before the full building check. You should have had the landlord’s party be responsible for them but you still need to approve what your company will move into.
