Just make sure the landlord approves of it. The landlord may want to use their inspector, but the choice will be up to you. The National Association of Commercial Building Inspectors, or NACBI, is the association that gives out licenses to building inspectors. You cannot go wrong using someone from here. Their website will help you find a qualified inspector in your area. This final and detailed inspection is to ensure that you don’t get into a long-term lease, only to discover huge electrical or plumbing problems 10 months into it. This is something that isn’t all that uncommon in commercial real estate. After any problems are taken care of or the inspection is passed, your lease will be finalized and signed. After this stage is complete, the space is ready to be moved into and used.
