There are ways to protect future flexibility in your lease. You can get termination options, rights of the first offer on neighboring suites, and contraction rights (if your needs change and you use less space). These options are harder to negotiate but can be done if you aren’t sure about the outlook for your company’s growth. Depending on where your company is at, you may want to look at certain aspects of this. Landlords that will do this are tougher to find, but if you start your search early enough it is possible.
MAKE SURE THE OFFICE IS ADA-COMPLIANT.
The specifics of complying with the Americans with Disabilities Act vary in different places, but the responsibility falls on the landlord. Sometimes, their requirements aren’t met. It can set back a deal time-wise when inspection time comes. For example, in California, doorways need to be at least 32 inches wide and require fewer than 5 pounds of force to open. This is a minor factor but still something to check with each landlord you visit.
