This is just the monthly payments and the price per square foot you get on the lease. During your property search, this number will be incredibly easy to find.
2. Electric
This won’t be out there on for sale signs or online, but it’s something that is simple enough to ask the landlord on the first call.
3. Escalations
Another thing to ask the landlord immediately, though you may want to try and change their original idea for them. Also, be sure to get a full understanding of why the escalations are in the lease so you can compare them properly to other spaces.
4. Proportionate Share of Real Estate Tax Increases Above a Base Year
Usually, everything but the tax increase is taken care of by the landlord. Without a broker (or sometimes with one), keep these four basic costs in mind when you start your immediate search. A detailed analysis isn’t needed yet. This way, when you browse properties, you can simply add up all four of these, and give yourself a rough estimate in no time at all. This can be used to compare and narrow down your search. Then use it in more detail later analysis and comparison with your true top choices. And of course, your broker can do this for you and use it in negotiations. At no cost to you, it saves you time and effort.
