Will Dixon, REALTOR® - THE OFFICE AROUND THE CORNER: A LEASING GUIDE

THERE ARE DETAILS TO WATCH FOR ON PROPERTY TOURS THAT OFTEN GO OVERLOOKED.

There’s a lot to take in on these tours. When tenants visit spaces, they are usually concentrated on the bigger things, and it’s tough to stay on top of the details. Going in with a list is a good idea. You also need to feel comfortable taking your time and even potentially being left alone in the common areas or surrounding businesses. Most landlords are fine with this.

PAY ATTENTI TENTION TO THE LIT O THE LITTLE SPACES

It’s easy to overlook server rooms, storage closets, and spaces and corners for printers and water coolers. Make sure you like those areas and there are enough of them to fit your needs.

LOOK FOR THE NATURAL LIGHT

This can change the atmosphere and work environment in your office. A dark and gloomy office can hurt the environment and mood. Poor lighting puts more strain on employees’ eyes. The best office spaces will have windows that are set up perfectly to let in natural light. If it isn’t the best time for the light to be showing, either ask about it or come back later. However, it is important to get the feel for it at different times of the day. Asking for photos from the landlord isn’t out of the question. It isn’t the most important aspect of a great office since some artificial lights can replicate natural light, but keep an eye out for it.
