CHAPTER 13 The Most Common Mistakes Tenants Mak enants Make When Leasing Office Space

There are many steps to your property search, all the way from your property signing to your move-in. That also means there are plenty of opportunities to mess up along the way. Companies and their decision makers need to plan out their search and timeline before it starts. Using an experienced broker can help many of these mistakes from happening. Understand that the process is complex and time-consuming, but if done right it will pay off in great dividends for your company. Here are the top mistakes tenants make when leasing office space.

NOT PLANNING ENOUGH

Tenants aren’t always clear on exactly what they need even when they start. This is due to a lack of planning and forward thinking. I’ve seen unprepared tenants end up with 12,000 square feet when they needed 10,000. It cost them a lot of money because they didn’t have a detailed plan and got stuck in an office that was too big. Do you have a lot of heavy equipment? Then you have to look for reinforced floors. Or do you need to add extra electric to your space? Have special telecom needs? Knowing these details up front is the only way to have a smooth search, lease signing, and move.
