Let your Realtor® know if you come across a property that interests you, but your agent hasn’t told you about it. On paper - it might not meet all your criteria you gave for your agent to look in the real estate search engines. If you think you want to view a property you find, give your agent the address and phone number. Your agent can find out if the property is still available then arrange a proper viewing for you, together, without the owner being present.
THE CONDITION OF THE PROPERTY
In assessing a home for potential purchase, there are important items to be on the lookout for — the primary one being the condition of the property. You may not be able to judge all of these and that is why we encourage every buyer to have a home inspection on a property they are purchasing. Structure Walk around the interior of the home, checking the walls and ceilings for cracks. Hairline cracks are to be expected in some places. Also look for loose or broken tiles on the roof or broken guttering, evidence of damage to the drywall and weaknesses on the floors. If you see major cracks or bowing walls, you will want a structural engineer to assess the situation if you are buying. Heating, air-conditioning, and electric. Other aspects to consider when looking at the general condition of the property are the heating and air conditioning systems and electrical panel.
