If you do have mechanical issues and decide to sell your home as is, it may be necessary to negotiate a reduced sale price with the buyer. Some buyers are willing to take on the improvements themselves, with the thought that they can be assured they are completed to their own standards and specifications. However, some buyers will simply walk away, not wanting to deal with known problems that could get expensive long after the deed is transferred. REPLACING APPLIANCES There is no doubt that new appliances make an impact on buyers. Potential buyers prefer that appliances be included with the house and will pay more for them, especially if they are new or in excellent condition. If you can afford it, new appliances might be what sets your house apart from the home for sale across the street. If new appliances are not an expense you are able to cover, ensure your existing appliances are immaculately clean and fully functioning. UPDATING HARDWARE Carefully inspect your bathroom and kitchen hardware. If it is unsightly or worn, it should be replaced. Put yourself in a buyer’s shoes; your old home will potentially be their new home, after all. Old, worn-out fixtures are not going to speak to them the way nice, shiny new hardware will.
