judges will determine the value of a home, but most appraisals done by professionals are reasonable, so have a plan with your Realtor® for how to respond if you get hit with a low appraisal. Home inspection — know what to expect during and from a home inspection. Prepare for closing — your agent and lawyer will inform you of what to expect. Flexibility and readiness to show home — you really don’t want to say “no” to a showing, if at all possible. Have your home in show-ready condition, and keep it that way so last minute showings are less stressful. You never know when the perfect buyer will come. Leave during showings — buyers prefer to view homes without the seller present. Your agent will be available to field any questions. Weed out unqualified buyers — you are well within your rights to request only qualified home buyers view your home. If they are not eligible, even for creative financing, it is a waste of everyone’s time — especially yours. DOCUMENTS NEEDED FOR THE SALE AND CLOSING • Current annual property tax bill • Utility bills • Water/sewer bill • Legal documents for your property • Property survey if possible (if freehold) or builder floor plan (if condo) • Latest year-end mortgage statements from the lender(s) showing mortgage number, the current out-standing balance, your interest rate and its maturity date, if applicable • Copies of all door keys and fobs, including garage if applicable
