They will give your insight into the floor plans, the home’s pertinent selling points, and guide you to resources that show the school ratings (if that is a concern for you) and overall crime rate of that neighborhood. It is a good idea to look at school ratings even if you do not have children in school because when you sell someday, schools might be important to the next buyer. They will also give you the rundown for local activities, restaurants, shopping centers, and schools nearby. It is a good idea to drive through targeted neighborhoods at different times of day to see how the neighborhood feels to you. A neighborhood may have one feel during the work day but a whole different vibe at night. It is a good idea to know this before you decide on a particular area. Are there tons of cars parked in the streets overnight? Does the street seem like a speedway? Does the community feel like Mayberry? Do you feel like you could call that neighborhood home? Your agent will provide referrals to inspectors if you do not have an inspector in mind. It is your responsibility to then select inspectors for the main home inspection (structural and mechanical), the septic system and well (if applicable), the pool (if applicable), and any other inspections that you desire or that the general inspector suggests. Your agent will then confirm the appointment with the listing agent. Your agent is also in charge of handling communication and coordination with the other agent, your lender, the title company, and all other professionals involved with the purchase of the home. (As an agent, I can say that we do our best to ensure all communication with all parties is open and constant, but sometimes other parties are not as responsive as they should be.) If negotiations need to be made for deficiencies found during the inspection, you won’t have to negotiate yourself. Your buyer’s agent will do that for you.
